Transferring property is a legal process, not a handover of keys

Ownership changes only once the Deeds Office registers it. Done correctly, your investment is protected and future disputes are avoided.

Every document, checked twice

Transfer duty declarations, title deed details and compliance certificates prepared meticulously so nothing bounces back from the Deeds Office.

Clearances chased daily

Rates clearance from the municipality and levy clearance from body corporates are the usual cause of delay. We follow up until they land.

You always know where it stands

Proactive updates to you, your agent and your bank - no guessing, no silence between signature and registration.

The property transfer process, step by step

We manage all of it and tell you exactly where things stand at every stage.

  1. 01

    Offer to Purchase

Buyer and seller agree terms and sign a formal OTP. This contract sets the conditions and starts the conveyancing process.

  2. 02

    Appointment of conveyancer

The transferring attorney (usually chosen by the seller) takes charge of the transaction and protects the parties' interests.

  3. 03

    Document verification

We verify ownership, rates and taxes, existing bonds, compliance certificates and outstanding levies before anything is drafted.

  4. 04

    Drafting transfer documents

Transfer duty declarations, powers of attorney and title deed documents are professionally drafted and double-checked.

  5. 05

    Clearance certificates

Rates clearance is obtained from the municipality and levy clearance from the body corporate. No transfer registers without them.

  6. 06

    Lodgement at the Deeds Office

Documents are lodged and examined. We monitor progress and resolve queries quickly to keep registration on track.

  7. 07

    Registration & payment

Ownership passes to the buyer, the title deed is released, funds are distributed and you receive a detailed closing statement.
